Building Permits and Inspections

A building permit must be obtained for all structures undergoing any form of construction or remodeling. Ordinary and routine repairs do not require a permit. These repairs are tasks which a novice can accomplish in a short period of time using commonly available parts. For example, replacement of an electrical wall switch does not require a permit. however, installation of a new electrical circuit or extension of an exiting circuit requires a permit. Citizens are encouraged to call Code Administration if they are unsure whether their work will require a permit.

Code Administration provides the permittee a list of required inspections when issuing the permit. In conjunction with the Land Information Permitting System, the permittee schedules, cancels and obtains results of inspections using a touch tone telephone (HELLO system). The HELLO system is available 24 hours a day, 7 days a week at 540-658-4151. Inspections called in before 11:00 p.m. will be scheduled for the next business day. Inspections may be cancelled before 6:00 a.m. the day of the inspection.

A professional third party must conduct certain specialized inspections, such as geotechnical and elevators. Code Administration will review and approve these inspectors' professional qualification before they conduct inspections.
