The Department of Planning and Zoning handles the following items: rezoning, site plans for commercial development, construction plans for residential development and wetlands permit applications for piers and sea walls; comprehensive planning; environmental planning including shoreline management planning, tidal wetland regulations and the implementation of the Chesapeake Bay Act; demographic information including current and projected population estimates, housing data, regional summaries on a variety of data and census materials; historic preservation; revisions to current subdivision and zoning ordinances; street addressing; implementation of geographic information system; and serves as a clearinghouse for a variety of maps including topographic, planimetric, soils, environmental resources, wetlands,zoning issues such as zoning verifications and zoning inspections, proffers, and others.

The department is divided into three (3) sections: Comprehensive Planning, Development Review and Zoning. The Comprehensive Planning section deals primarily with land use plan issues, environmental issues, historic preservation, geographic information system, demographic information, rezoning and conditional use permits and other long range planning activities. The Development Review section handles all subdivisions, site plans and construction plan applications and can address questions on past or current applications. The Zoning section reviews residential/commercial/sign permit applications, handles all zoning verifications, zoning inspections, BZA, proffers and assists the public with zoning related questions.
